New listings rose 8.2% last month in April compared with the same month last year, but at 12.2%, the annual growth rate of sales outpaced the rise in new listings. This dynamic means that market conditions are tighter, so price increases may accelerate.

Last month in March, the average sales price for all property types combined across the 416 was $830,043, representing an 11.6% year-over-year decline. A 2% jump in inventory on the market lead to slightly more options for buyers, which was a contributing factor in this sales price decline. Meanwhile, the overall number of sales for all property types declined by 9% over March of last year.

Toronto largely remains a seller’s market as home sales fell nearly 14% in November, compared with a year ago, as sale prices continued to see moderate growth. This year-over-year decrease is likely the result of a temporary upward shift in demand that we experienced in November 2017, just before the new stress-test rules for federally regulated lenders came into effect in January of this year. Toronto home sales climbed in October as new listings fell, pushing prices higher and signalling the city's real estate market is tightening. TREB reported that 7,492 homes sold in the Greater Toronto Area last month, a 6% increase over October of last year. The Toronto real estate market last month in August performed better than a typical summer market, with an increase of 8% year-over-year in the average sale price for all property types across Toronto, and a 4.7% year-over-year increase in the average sale price for all markets across the GTA.
