Want a home that boasts sweeping views of the city’s skyline and waterfront, and is steps to great shops & cafes, minutes to DVP, Gardiner and the downtown core - AND that's right on the edge of a river & park?! Then River & Fifth is a project you'll definitely want to know about!

Slated to be built along the west side of the Don Valley River, nestled between Dundas Street East and Queen Street East, this large scale project will occupy an entire city block and is proposed to consist of three elements in total; a high-rise reaching 38 storeys, a mid-rise reaching 12 storeys and a low-rise reaching four. The three structures will be integrated with each other, anchored by a landscaped entrance and a shared, double-height lobby. This shared space will also include a publically-accessible “social courtyard,” overlooking the Don Valley.

While full details are yet to be released, you can bet that the interior design of these residences will be equal parts trendy and timeless. That's because it will be headed by U31, an award-winning interior architecture and design studio with many incredible projects to their credit - including our previous Featured Development, Stockyards District Residences!

Living here, you would be at the center of excitement and transformation, as the city gets set to revitalize the Don Lands into a sustainable residential and commercial area.

Units at River & Fifth

This project will feature about 560 mixed units ranging from 350 sq ft to 1,500 sq ft, plus 12 two-storey work/live units accessed from street level.

In the tower portion, a typical floor will span 9,600 square feet with 12 units per floor. Designed as sleek and rectangular, the tower element is expected to be sculpted with an angled balcony design.

Amenities at River & Fifth

The condos's ground floor will have 2,658 square feet of outdoor amenity space attached to 3,153 square feet of indoor amenity space. Tree-lined sidewalks will help animate the street and encourage a lively, pedestrian atmosphere.

One of this project's best features will undoubtedly be its outdoor terrace, which will occupy the 12th floor of the mid-rise portion, spanning 9,612 square feet and showcasing unparalleled views of the Don River, Lake Ontario and the downtown skyline. An additional 1,377 square feet of indoor amenity space will be featured on this floor, with another 1,474 square feet on the thirteenth.

Three levels of underground parking will house 226 vehicle spaces and 570 bicycle storage spaces. This is a thoughtfully-designed development that brings together the best of contemporary living space and some of the city’s best natural resources.

Here are some of the other amenities that this building will include:

  • Gym
  • Party Room
  • Dining Lounge
  • Rooftop Terrace
  • BBQs

Location & Neighbourhood

River and Fifth will be located next to the Regent Park neighbourhood, close to many of the city's best neighbourhoods. Shop the many boutique stores and restaurants in Leslieville, take in glorious city views from Riverdale Park or visit the animals at Riverdale Farm. A short stroll will take residents here to charming St. Lawrence Market, the iconic Distillery District or the exciting Canary District and Corktown Commons.

This project offers all of the conveniences of city living, while being tucked away amidst nature trails, parks and more!

New condos in Regent Park are an attractive option for a wide range of residents. Just east of the downtown core, this neighbourhood that seen an unprecedented modernization and intensification, thanks to a series of socially-conscious developments. Just down the street, a massive transformation has added over 5,000 new condos to the area, while simultaneously overhauling a public housing complex and adding a series of innovative community resources like a 60,000 square-foot arts and cultural hub. In the immediate area around the condominium site, a similar tower has already been approved by the city, while two more have been proposed, signifying a trend for growth.

The Regent Park Aquatic Centre, a state-of-the-art recreational facility, is a brand-new addition to the community, and is surrounded by athletic fields.

As a designated "regeneration" area, the location is set for more residential, commercial and retail growth. The continued revitalization of this east-end pocket means that condos like this will set the trend for urbanization and streetscape enhancement.
